Warehouse and Industrial Market in Poland in H1 2018

  • Total supply of modern warehouse and industrial space in Poland at the end of the first half of 2018 amounted to over 14.2 million sq m.
  • The largest markets are: Warsaw (3.8 million sq m), Upper Silesia (2.5 million sq m), Central Poland (2.0 million sq m), Poznań 1.9 million sq m), and Wrocław (1.5 million sq m).
  • In the first half of 2018, the new supply amounted to almost sq m, which means a small decrease in comparison year over year.
  • In the second half of the year, developers are planning to deliver more new space.
  • At the end of the first half year the space under construction was for the first time in history to exceed 2 million sq m. More than 3/4 of this space has already been leased.
  • Gross demand in the first half of 2018 reached 2.2 million sq m, or 16% more than last year. Net absorption in the first six months of 2018 amounted to 902,700 sq m and was 1/4 higher y-o-y.
  • The vacancy rate fell by 190 pbs y-o-y and amounted to 4.0%, which was the lowest value in history.
  • Third-party logistics and retail both traditional and e-commerce, generated over 60% of demand for warehouse and industrial space.
  • Base rents range from EUR 2.60 sq m/month to EUR 4.00 sq m/month in the case of BIG BOX unites. Rents for SBU in Warsaw may reach even EUR 5.25 sq m/ month.
  • Effective rents range from EUR 2.00 sq m/month to EUR 3.40 sq m/month for BIG BOX units and up to EUR 4.80 sq m/month in the case of SBU.
