Warehouse and Industrial Market in Poland in Q3 2018

  • Total supply of modern warehouse and industrial space in Poland at the end of Q3 2018 amounted to ca. 14.9 milion sq m.
  • The largest markets are: Warsaw (3.9 million sq m), Upper Silesia (2.6 million sq m), Central Poland (2.2 million sq m), Poznań million sq m) and Wrocław (1.6 milion sq m).
  • In the first three quarters of 2018 the new supply amounted to over 1.4 million sq m.
  • By the end of the year new supply is expected to exceed 2.0 million sq m, on par with previous year’s level.
  • At the end of Q3 the space under construction remained above 2 million sq m. More than 4 of this space has already been leased.
  • Gross demand in the first three quarters of 2018 reached 3.0 million sq m (16% more than last year).
  • Net absorption in the first nine months of 2018 amounted to 1.5 million sq m and was stable in comparison to previous year.
  • The vacancy rate fell by 120 pbs y-o-y and amounted to 4.3%, which was the second lowest value in history.
  • Third-party logistics and retail both traditional and e-commerce, generated over 60% of demand for warehouse and industrial space.
  • Base rents range from EUR 2.60 sq m/month to EUR 4.00 sq m/month in the case of BIG BOX unites. Rents for SBU small business units) in Warsaw may reach even EUR 5.25 sq m month.
  • Effective rents range from EUR 2.00 sq m/month to EUR 3.40 sq m/month for BIG BOX units and up to EUR 4.80 sq m/month in the case of SBU.
