Second stage of P3 Poznań logistic park underway
Warehouse investor P3 has started development work on the second stage of its P3 Poznań logistic park. The first two buildings of the new section will comprise over 23,000 sq m of leasable space, of which over 80 pct has already been leased out.
The tenants in both buildings are already tenants in Polish parks owned by P3. Green Factory Logistics, is a logistics company that specialises in cold storage and it has signed a lease for 5,507 sq m and as a result, some of the space in one of the buildings is to be set aside as a cold storage facility.
The second building of 12,820 sq m is fully leased to a single tenant and is to be used as a cross-docking centre by one of Poland’s largest logistic operators.
Both buildings are being developed to BREEAM certification standards and should qualify for a rating of ‘Very Good’. They will be insulated with PIR core panels and the strength of the roof will allow for the possible installation of solar panels at a later date. The buildings will also come equipped with LED lighting and a DALI automated control system.
P3 Poznań park is currently one of the largest logistic parks in the Wielkopolska region with more than 190,000 sq m GLA, including both warehouse and office space. The developer has permits to build 200,000 sq m in the second stage. P3 Poznań is only 16 km away from the Poznań city centre and only 2.4 km away from the S11 expressway. The two stages of the park will be separated only by a road, which leads directly to the S11. The centre is also easy for workers to commute to with its own bus stop within the park.
