MDC2 and Fortress  to build 80,000 sq m near Łódź
Warehouse developer MDC2 has signed a contract with Fortress REIT Limited, the largest owner and developer of premium logistics space in South Africa to build the MDC2 Park Łódź South logistics complex. Savills and ARC Capital Markets advised on the transaction. The development was first announced in September 2021, and it is to be located next to the junction of the A1 motorway and National Roads nr. 91 and 12. A total of 80,000 sq m of warehouse space is to be constructed and the handover is planned for the third quarter of 2023. The park is to be built to be ecologically sustainable following ESG principles. Around 95 pct. of the materials used in the construction are to be recycled and the roofs of the buildings will be suitable for the installation of solar panels. The centre is to be certified under BREEAM New Construction for a rating of ‘Excellent’. MDC2 Park Łódź South is to be MDC2’s third logistics development, but also the company’s first project to be developed jointly with Fortress REIT Limited. Fortress is a REIT listed on the Johannesburg Stock Exchange. It is an owner, manager and developer of commercial real estate. MDC² is a Polish developer of warehouse space founded in 2021. The company is also currently in the process of developing MDC² Park Gliwice, which is to be handed over in the fourth quarter of 2022.
