Warehouse and Industrial Market in Poland in H1 2017
- Total supply of modern warehouse and industrial space in Poland at the end of H1 2017 stood at 11.8 million sq m.
- The largest markets are: Warsaw (3.3 million sq m), Upper Silesia (2.1 million sq m), Poznań (1.7 million sq m), Central Poland (1.5 sq m) and Wrocław (1.5 million sq m).
- In H1 2017 almost 800,000 sq m of modern space was delivered to the market, 17% more than in the corresponding period in previous year.
- Currently a record high volume of space under construction is observed. 53 projects of total 1.6 million sq m are under construction Poland wide of which over 3/4 is already committed to.
- Gross demand in H1 2017 reached almost 1.9 million sq m, 47% increase year-on-year.
- Net absorption in H1 2017 stood at ca. 737,700 sq m, 20% more than in the corresponding period in previous year.
- Vacancy rate stood at 5.9% - a small increase year-on-year. The highest rates were noted in Szczecin (8.9%), Poznań (8.8%), Kraków (8.4%) and Wrocław (8.1%).
- Base rents are stable and range between EUR 2.60 sq m/month and EUR 4.10 sq m/month in case of BIG BOX units. Rents for SBU in Warsaw may reach even EUR 5.25 sq m/month.
- Effective rents are also stable and range between EUR 1.80 sq m/month and EUR 3.00 sq m/month in case of BIG BOX units and up to EUR 4.80 sq m/months for SBU.
